The plan of selling the home sort of came up once the kids were off to university, we were both sort of hesitant to sell the home at that point, even though the heating and cooling costs were stupid for just more than one people and a dog, we wanted to make sure the kids had a home, selling the home came up again once the kids were all on their own.
But this time, there was a large added incentive, all of this occurred just as the real estate market exploded around here! On top of that, the old heat pump was at the end of its effectiveness to give quality heating and air.
All of that sort of came together to make the perfect storm that we simply could not ignore. The first thing we did was talk to our favorite realtor about the changes that had to be made. Obviously, we planned to replace the heating and A/C equipment. But thankfully, we didn’t make a move on that until we got input from our realtor! Instead of going low end on residential heating and A/C, we decided to entirely replace the heating and A/C and heating and A/C technology on the advice of the realtor, but we saw the data which proved that residential heating and A/C was a big driver when it came to charming to prospective buyers. The heating and A/C company took care of all the details and we got the home on the market. It wasn’t on the market 3 weeks before we got a cash offer above the asking price. I feel that the new quality heating and air had so much to do with adding all that value.
