I love dogs.

That’s why I’ve always been super lenient about my pet policy for my house rentals. However, my last tenant has almost made me change my mind. I I knew they had a 30 lb dog when they moved in but I didn’t realize that my tenants evidently didn’t believe in using a vacuum cleaner. When they moved out, there was dog hair everywhere. It was super embedded into the carpet and the HVAC system was also full of dog hair. When I say the HVAC system was full of dog here I mean it was full of dog hair. It was in the ductwork and trapped in the vents and even inside of the HVAC unit itself. I haven’t even mentioned yet how full of dog hair the air filter was. It was disgusting. It looked like a dryer filter after using the dryer for several weeks without changing it. Of course, I called in my usual HVAC company to come and clean out my entire HVAC system. I also had them do a thorough ductwork clean. The foreman told me I was lucky that my tenants moved out when they did. If my HVAC system had gone on a little bit longer, being that dirty, it wouldn’t have survived. Now I’m worrying about my other HVAC systems in my other rental houses. Most of my tenants have dogs or cats. I think I’m going to start scheduling HVAC maintenance at least once a year for all of my rental properties. That will be a lot cheaper than replacing my HVAC systems anyway.
