After a few mishaps with our lake house last year, I have been extra vigilant with every aspect of new home service.
It was as easy as forgetting to clear out debris from our rain gutters.
They became so thoroughly congested with leaves and pine needles that the rain water started to overflow back onto our roof. After a few weeks of neglect, I was dealing with minimal roof rot. It could have been much worse, but the damages alone were enough to get our head spinning. Now I am hypersensitive to anything that could conceivably be wrong with our house. The clothes dryer was making more noise than respected and I had a handyman on the iphone in minutes. Another day I thought the sound of the water draining in our dining room sink sounded weird than respected and had a plumber inspecting it in a matter of minutes. In neither of these cases was there absolutely something wrong that needed to be fixed. That hasn’t stopped me from being responsible with our home, especially when it comes to our central Heating, Ventilation, and A/C system. I have seasonal inspections and service visits, and I also get minute opinions respectfully if I worry a complication is beyond the scope of one business alone. More often than not, our contracted Heating, Ventilation, and A/C business has done a good job with maintaining our a/c and gas furnace. She even goes an extra step and flushes our condensate line once a year. It’s the small pipe that takes the wastewater that the A/C pulls from your air while I was in the cooling process, and it puts the water outdoors. Sometimes these lines can clog with debris or microbial growth, so flushing them yearly is an extra line of defense against fancy water damage.
