For a few years, my wife and I have been flipping houses.
It’s actually a pretty good business to be in if you know what you are doing.
The only real issue is that my wife is always trying to go overboard with fixing everything up. I always tell her that the more we end up paying for renovations, the less money we are going to make. I always have to remind her of this, but she will fight with me and say that we won’t sell the places if we don’t make reasonable upgrades. We always end up meeting halfway and usually everything goes well for us. The last place was a complete wreck though. When we got inside the house, the HVAC system was torn up and there were rodents all in the ductwork! There were rodent droppings all over the place, it was disgusting! You wouldn’t be able to tell from the outside looking in, and we wouldn’t have bought the place if we only knew how terrible it was. So we hired an exterminator and then spoke with some HVAC professionals about our options. They said the ductwork was really bad and would have to be replaced. I couldn’t afford such an expensive replacement, so then I got the option to just install a ductless mini-split HVAC system. This would be perfect because we wouldn’t have to bother with replacing the ductwork and the mini-split HVAC would be more energy efficient for heating and cooling the property. We didn’t make a huge profit when we eventually sold the place, but I was just happy to be done with that particular household.
