Getting a commercial heating and air conditioning system to heat and cool this large of a building was a bit on the pricey side because it would take 2 commercial heating and air conditioning systems to do so. He did find a way to get the entire 20 story office building air conditioned, but the heating did not come with the way he found to do that. After I did quite a bit of internet research, I had found that for a commercial building as large as the one that my friend owns, the solution would be hydronic heating. Hydronic heating would be the best way to heat a very large commercial building, and it would also be the most affordable in every way you would look at it. I got this information from a whole ton of websites I was reading on commercial building heating, along with reading up on hydronic heating itself, it always was mentioning about how hydronic heating will heat commercial buildings the best. I passed this info on to my friend, and I hope it will be of some good use to him.
